OXO Townhouses Umalas — Construction Update March 2026
We're thrilled to share the latest progress on OXO Townhouses Umalas. The structural work on all three units is now complete, and we're moving into the interior finishing phase. Roof installation was completed last week, and the pool excavation has begun. The project remains on track for Q3 2026 handover. Interior design selections for Unit 2 and Unit 3 are being finalized this week with our design partners.
Q1 2026 Portfolio Performance Summary
Dear Circle members, I'm pleased to share our Q1 2026 portfolio performance. Across all OXO managed properties, we achieved an average occupancy rate of 78.4%, up 6.2% from Q4 2025. Average Daily Rate (ADR) increased to $245 USD, reflecting our dynamic pricing strategy. Net operating revenue grew 12% quarter-over-quarter. The Pavilions led performance with 92% occupancy, while Townhouses Berawa saw the highest ADR growth at 18%. Full investor statements will be available in your dashboard by April 5th.
Nova by OXO — Architectural Renders Released
We're excited to unveil the architectural renders for Nova by OXO, our newest development in Canggu. Designed by award-winning studio SAOTA, the project features 12 contemporary villas with private pools, co-working spaces, and a rooftop bar. Construction is scheduled to begin in Q4 2026 with completion targeted for Q2 2028. Early investor slots are now available for Circle members.

The Pavilions — Guest Experience Upgrade Complete
We've completed the guest experience upgrade at The Pavilions. New additions include smart home integration in all villas, upgraded pool filtration systems, a refreshed welcome amenity program, and new outdoor dining furniture. These improvements are already reflecting in our guest reviews — we've moved from 4.7 to 4.9 on Airbnb this month. Photos of the upgrades below.
Bali Tourism Update — Record Numbers Expected for 2026
Great news for our portfolio. Indonesia's Ministry of Tourism projects 7.2 million international visitors to Bali in 2026, surpassing pre-pandemic levels for the first time. Direct flights from major European and Asian hubs have increased 34% year-over-year. This macro trend directly benefits our short-term rental performance across all properties. We're adjusting our pricing strategy to capture the high-season demand window from July through September.
OXO Townhouses Berawa — Foundation Complete
Major milestone at Berawa. All foundations are poured and cured. Steel structure begins next week. This project is tracking 2 weeks ahead of schedule thanks to our construction team's excellent coordination during the dry season.
